When a commercial building should be assessed for mould
Trigger events, symptoms, complaint patterns and building-lifecycle moments that warrant a proper mould assessment.
Most buildings are assessed for mould after a complaint. The better-run ones are assessed before one.
Triggers
- Any water event: leak, burst pipe, flood, storm damage.
- Occupant complaints of smell or symptoms, particularly if they cluster.
- Visible growth anywhere, even small.
- A change of tenancy, fitout completion or reoccupation after closure.
- An upcoming inspection, audit, accreditation or insurance renewal.
- Seasonal: the end of a wet season in tropical and coastal climates.
What an assessment involves
A walkthrough of the building with the facilities lead, a review of complaint and maintenance history, identification of likely moisture sources, and โ where useful โ baseline readings so that any treatment can be measured against a starting point.
What it produces
A clear recommendation: treat, program, or refer to remediation. And a fixed-price quote within a business day.
