Airborne mould treatment

Diffusion-deployed treatment for occupied commercial buildings. The formula reaches spaces surface cleaning cannot — cavities, plenums, return-air paths, high ceilings — and reduces airborne mould counts to a measurable, documented baseline.

Detail

Treatment that goes where cleaning can’t.

Airborne mould is invisible. It circulates through HVAC systems, drifts through open doorways, settles on surfaces and lifts back into the air with every footstep and every door swing. Surface cleaning cannot address this population — it addresses only what can be seen and wiped.

Myko’s airborne treatment deploys a mould-killing formula as a fine diffusion throughout the treatment zone. The formula reaches into ceiling voids, wall cavities, ductwork interiors, plenum spaces above tiled ceilings, and every soft-furnished surface in the room. Mould spores in contact with the formula are killed on contact.

Because the formula is odour-neutral and non-corrosive to normal building materials and contents, the space is returned to normal use as soon as the treatment cycle completes. Occupants return to a building that looks unchanged — but breathes cleaner.

When airborne treatment is the right first move.

  • Occupant complaints of mustiness, headaches, respiratory symptoms or eye irritation that cluster in specific areas of the building.
  • Visible spot mould in multiple locations, suggesting the building is seeding its own air.
  • Recent water event — burst pipe, roof leak, flood — where drying has occurred but the airborne consequences have not been addressed.
  • Aged, high-humidity or poorly-ventilated buildings where surface treatment alone cannot keep pace with what the environment produces.
  • HVAC systems that have not been cleaned or inspected recently, where distribution ductwork may itself be seeding the building.
  • Post-remediation properties where physical works are complete and the airborne baseline needs to be restored before reoccupation.

Four steps. One treatment window.

  1. Site walkthrough. A Myko technician assesses the building — floor area, occupancy, HVAC layout, complaint history and known moisture sources. Where useful, baseline readings are taken so the treatment’s effect is measurable.
  2. Diffusion deployment. The formula is deployed via calibrated diffusion equipment across the treatment zone. Most single floors complete inside a single after-hours window.
  3. Dwell and ventilation. The formula is left to dwell for the specified period, then the space is ventilated. No residue requires removal. Occupants typically re-enter the following business day.
  4. Post-treatment reporting. Where pre-treatment readings were taken, post-treatment readings are compared. You receive a written report suitable for insurance, WHS and board-level reporting.

Airborne treatment is not remediation.

If a building has failed waterproofing, ongoing roof leaks, saturated insulation, or contaminated materials that require physical removal, airborne treatment will not solve the underlying problem. The formula kills mould spores it contacts — it does not repair the conditions that produced them. In those cases our assessment will identify the remediation requirement and recommend a licensed remediation contractor. We routinely work alongside remediation partners to control airborne mould before, during and after their physical works.
